City College of New York, Baskerville Hall Roof

SUPERSTRUCTURES conducted a survey of all roofs of Baskerville Hall (George B. Post, 1904) and provided design and construction administration services to restore them. The New York City Landmark features a slate tile roof with a copper-clad cupola. The investigation report provided an overview of existing roof conditions, verified the scope of replacement work, and provided recommendations for restoration of four types of roofing systems with cost estimates. The slate roof failure was caused by a combination of improper installation, natural slate imperfections, and moisture-related deterioration of the underlying plywood decking. The lower roofs had exceeded their service life and exhibited age-related deterioration. Although the building is exempt from NYC energy code requirements, the proposed roofing insulation was increased to achieve an R-30 rating without altering the structure’s historic characteristics.
