One Sherman Square at the corner of West 70th Street and Broadway is a 41-story residential tower with commercial spaces on the ground floor. Constructed in 1972, it has cavity wall construction of brick masonry over CMUs. SUPERSTRUCTURES conducted a FISP Cycle 8 critical examination of the building’s exterior envelope and produced a restoration plan to address facade and terrace deficiencies. This work focused on repair of fire damage to a terrace on the 18th floor, including replacement of a compromised portion of in-wall counterflashing and flashing membrane and cleaning of brick masonry. The project also included general brick masonry replacement work on the facade.
