31 Greene Street is a five-story residential building typical of the 19th century structures in the SoHo-Cast Iron Historic District in which it’s located. SUPERSTRUCTURES was retained to conduct an examination of the building, including its facade, exterior masonry, roof, parapets, elevator and bulkhead, windows, skylights, lobby, and MEP systems. The firm developed recommendations for repairs to help the owner remediate open DOB violations and weigh options for a new elevator and other upgrades. Recommendations included repairing the cast iron facade and sheet metal cornice, replacing windows, repairing doors, and a complete replacement of the roof, flashings, parapet, and copings. The project also included elevator machine-room structural work.
